Commercial Flat Roof Inspections:
We offer this service when a Realtor, Investor, HOA or Property Managers need to know the current condition of their roof. If MBS (Menard Building Solutions) has a commercial inspection scheduled on the books we include this service with our PCR – Property Condition Report.

Most commercial flat roofs in Florida are TPO (thermoplastic polyolefin). In Florida, roofs are being bombarded by the sun’s rays each day which really has an impact on your commercial roof system. You couple that with Tropical Storms or worse, a Hurricane and your roof takes a beating. MBS can put you at ease with a roof inspection done by walking it or inspecting with our drone service.
We don’t have to do a complete building inspection service, if you’re only looking for a roof inspection. Our roof inspections are usually the first place we look at when we are doing whole commercial property inspections, we start at the top and work down, so it would only seem obvious to let us evaluate your current roof condition.
What we look at from our perspective:
We will deliver a complete report of any issues, including pictures and/or video of the roof. We'll even recommend what the next step should be, if we found that you have any issues. We will identify any visual damage you may have and also determine the remaining life of your roof. Of course if we didn't find anything, we'll also report that good news.
When you receive a copy of our report and there is damage, you might contact your Insurance Agent to see if any of the items would be covered. Most owners do not know what their deductible is, so a phone call is often worth it.

What kind of owner are you:
Business property owners are not all mechanically inclined to know what to look for when it comes to a Commercial Roof. Most business owners are much too busy performing day to day operations of their own business, but have the business fortitude to know it may be time for an independent professional to look at the building that is making your business money. We can fulfill that task and give you an unbiased assessment of your current roof so you’ll have a good idea of the roof condition and whether or not it may need some repairs or a new roof altogether.
What is TPO Roofing?
TPO material is a type of single-ply roofing in which sheets of TPO membrane are used as the primary waterproofing material. TPO is heat-weldable, this is the thermoplastic and is UV tolerant. The life of this type of roof in Florida is pretty good and widely used. Considering the environment it is subject too, TPO material holds up well in Florida, but still needs maintenance and inspections to keep your investment sound.
Other material to be aware of on your roof:
If you haven’t already noticed, your Commercial Roof is pretty important and should be checked once a year by you, your maintenance person or contact us. You also have RTU systems or (Roof Top Units). These units provide your employees or tenants with Air Conditioning in the summer and heat in the winter months, depending what part of Florida you live in.
These RTU’s also need to be maintained, some units should have the filters changed once a month or quarterly at best. You’d be surprised at the number of these unit’s I’ve found Birds nesting in (yes, birds get into units if the screen mesh is rusted or torn and that is not a healthy environment below in offices etc. where the air is blown into).
There could be other items on your roof like Antenna’s, Satellite, HVAC ductwork, Exhaust Fans and maybe pavers that are used to walk on to make sure your roof does not get worn down by maintenance people walking on it. You also have what they call (Lightning Arresters) these are rods sticking up about 12/14 inches and are terminated to a continuous wire conductor that when hit by a lightning strike, it is meant to take that initial charge and if installed correctly allows the lightning strike to go direct to earth and not bother any of your computers or electronics which could be a crazy bill to replace these items later.
Roof Summary:
When MBS looks at a commercial property for an owner, investor or property manager we may not understand what it is your particular business does, but we know exactly what are job entails and we are very good at it.
So, please contact us when you need your building or roof evaluated and we’ll help you out. Most roof inspections have a price range of $110 to $750 depending on the size of your roof. Who knows, your roof could be in excellent condition or maybe needs a little repair, but if you haven’t had anyone up on your roof, then you may be too late and might have to replace it.
If your roof was damaged from a recent storm that passed by, please don’t think the worst but have someone (even if it’s not us) inspect your roof, it may be one of the best and cheapest fixes you’ve done yet by allowing us on your roof.
Will you need our services and how should you prepare:
What we expect from you is really quite simple. Maybe a manager or person with knowledge of the building should be available to greet us and answer a few questions. We need clear access to the roof via stairs or roof hatch and if roof hatch is alarmed, we'll need it disconnected for our assessment. That's it, you are done and we can begin our work. After we write up the report and give you pictures of our findings you will be informed as to the current condition of your roof and whether or not it needs some attention.
